| Hello folks. We're planning a fairly big remodel and I keep running into two different models. Some firms want us to hire an architect first and then bid the drawings out to general contractors. Others say they do design and build together under one contract. The second sounds simpler but I worry we lose the independent check on the builder. Has anyone here been through both? I'd rather understand the trade-off now than halfway through. Bellevue, roughly a hundred and eighty thousand budget. |

| Both models work, the honest trade-off is exactly what you identified. Design-bid-build gives you an independent designer but you own the gap between the drawings and reality, and when something doesn't work in the field the architect and contractor point at each other. Design-build removes that gap and gives you one accountable party, at the cost of that independent check. At your budget I'd lean design-build for the coordination alone.
