Listing photos matter because they are the first, and often the only, thing a buyer uses to decide whether a home deserves a visit. In NAR's 2026 buyer survey, 81% of buyers who searched online called photos very useful, ahead of detailed property information at 77%, floor plans at 57%, virtual tours at 38% and videos at 29%.

Most of that judging happens on a phone. About 70% of buyers in the same report searched on a mobile or tablet device, so a dark, tilted or cramped frame is dismissed in a second on a small screen. Listing photos that look tired in the thumbnail rarely get a second look, however good the house is, and a buyer who skips the listing never sees the kitchen you spent money on.

The most cited evidence for what listing photos are worth is a 2013 Redfin study. Homes priced from $200,000 to $1 million that used DSLR photography sold for $3,400 to $11,200 more relative to list price than homes with amateur photos, and around $400,000 they sold about three weeks faster. Two caveats keep this honest: above $1 million the study found no price difference, and it compared DSLRs with 2013-era amateur pictures, not a modern iPhone. Treat the mechanism as the lesson, not the dollar figure. Buyers judge a home on its photos first, and clear, level, bright pictures get the house a fair hearing.

What separates professional-looking listing photos from snapshots is less about the camera than most people assume. A September 2026 measurement of 392 professionally shot interior photos from Danish brokerages found that only 7 leaned more than one degree, that the median field of view was about 18 mm full-frame equivalent (narrower than an iPhone's 0.5× lens, wider than most 1× frames), and that bright rooms kept shadows filled instead of washing out, with a median of 11% of a living room frame near white. An iPhone's own frame held more fine detail than the median professional photo, so sharpness was not the gap. The gap was how the phone was held and how the light was finished.

Good listing photos are cheaper to get than people fear. The usual problems are a tilted phone, a dim room and clutter. One in six published professional photos in that study still had a styling fault such as an unmade bed, so the standard is tidy, not perfect. Clear the surfaces, hold the phone level at about chest height, open the curtains, switch on every lamp and leave the flash off. A professional package costs about $225 at the median in 2026 according to PropPhoto, with most shoots between $150 and $500 across published surveys, and add-ons raise it.

Agents who list often and have no photographer booked can capture the home themselves with October, the iPhone app from the team behind that measurement: it guides each spot, keeps the phone level, takes the frames and returns AI-drawn finished images plus a walkthrough video, usually within a few hours, from $49 a place of up to six rooms and free for the first place. Because listing photos made this way are AI-generated from your capture, check each against the real room and label them as AI-altered wherever your MLS or state requires.

The research reflects one market and one moment, and outcomes vary by price point, neighbourhood and season, so ask your agent which approach suits your listing before you commit.
